There were 185 New Lenox homes for sale in November, down 15.1% from November 2014, with 218 homes for sale. There were 29 homes closed in New Lenox during November 2015, up 26.1% from last year with 23 closings last November. This November has shown some improvement over last with more closings and less inventory available. The warmer than usual weather could be part of the reason.
The average market time for New Lenox during November 2015 was only 58 days compared to 74 days last year in November, which is 21.6% lower. The average list price in New Lenox during November 2015 was $275,743 which is 8.2% lower compared to last November’s average list price of $300,367. The average sales price during November 2015 was $223,465 up 10.5% compared to last year’s average sales price of $202,306. The percentage of original list price received is up 3.8% from last November - 91.8% of the original list price last year and 95.3% this year. Homes are not only selling in less time but also for more money. Although list prices have gone down a bit on average, sellers are receiving more of their original list price than they previously were.
The number of new listings during November 2015 was 14% lower than last year – 43 new listings this November compared to 50 new listings last November. The number of listings under contract decreased this November compared to last - 24 listings under contract this year compared to 38 last year.
