What does a real estate agent really do?

Wikipedia describes a real estate agent as, “A person who acts as an intermediary between sellers and buyers of real estate/real property and attempts to find sellers who wish to sell and buyers who wish to buy.  So, what does that really entail? Does a real estate agent show a couple houses, write up an offer, and close on the property their buyer loves?  Not quite.

There are an endless amount of situations that can pop up during a real estate transaction.  First, we need to find our buyer a property.  While some buyers find their dream house within the first couple times they go out there are also some buyers that have a harder time and an agent can show them 40-50 properties or more spanning over a time frame of many months.  We have seen situations where we have been working with buyers for months, they finally find a property they like, and once we put in an offer we find out there is already another offer on the property and they can’t even buy it so we start from square one again!  There are also situations where we did find a buyer the property they love, we get through the whole process to find out the day of closing there was a miscommunication with the home owner’s association and the whole deal falls apart.    These are only a couple issues that can pop up.  We have seen deals fall apart due to financing, loss of job, inspection issues, buyer or seller backs out, appraisal issues, etc.  The list is endless.  Throughout the home buying process the real estate agent needs to make sure everything is being done on track.  There are so many times we have seen a deal go south due to lack of attention to the details.  Make sure when choosing an agent to help you find a home you get an agent that is very on top of the details!

When an agent is selling a property it is a completely different process.  Before we even go in to a listing appointment we need to research the house to see how much it is worth, work the numbers to see what the potential seller can walk away with/owe after selling, put together the listing paperwork, and put together a website to show what kind of advertising they can expect from us.  This is all before even meeting our seller.  Once we get the deal we need to take the pictures of the property, edit them, measure all the rooms in the house, record all details of the property, work up the listing, share it all over social media, we may do a broker open or an open house, and much more.  During the selling process we will get continuous calls from other agents or potential buyers asking about the property.  If everything does goes according to plan we hope to find a buyer for our seller’s property in a short amount of time and try to get top dollar for their property.  After we get a offer there are still many situations that can happen to cause the deal to fall apart.  We stay very involved in the process from start to finish so for the most part our deals go pretty smoothly.
