Let’s take a look at the New Lenox real estate market conditions during July 2015.

There were 199 New Lenox homes for sale in July, down 18.8% from July 2014, with 245 homes for sale. There were 44 homes closed in New Lenox during July 2015, down 21.4% from last year with 56 closings last July. Although there is still less inventory compared to last year, the amount of closings has also slowed down. July typically is one of the slowest months that we experience in real estate.

The average market time for New Lenox during July 2015 was 94 days compared to 91 days last year in July, which is 3.3% higher. The average list price in New Lenox during July 2015 was $282,312 which is 6.3% higher compared to last July’s average list price of $265,653. The average sales price during July 2015 was $234,040 down 7.1% compared to last year’s average sales price of $252,009. The percentage of original list price received is up 0.7% from last July - 94.7% of the original list price last year and 95.4 this year. The market conditions this July have been pretty similar to the market conditions last July.

The number of new listings during July 2015 was 18.8% lower than last year – only 65 new listings this July compared to only 80 new listings last July. The number of listings under contract increased this July compared to last - 54 listings under contract this year compared to only 48 last year..
